Poplarville Planning Commission Holds Meeting on Proposed Rezoning

The Poplarville Planning Commission met on August 29, 2024, to discuss a request from the current landowner to rezone a property off Exit 27 from R-5 (residential) to C-2 (commercial). The proposed rezoning could facilitate the development of a truck stop similar to the Love’s facility near Nicholson’s exit.

The meeting began with the commission emphasizing civility and respect, although the chair managed some outbursts. The session included a discussion on code enforcement and signage, which revealed discrepancies between public information and what was available to the commission. As a result, the meeting was postponed and converted into a public town hall.

Lisa Magee, the developer of Caleb’s Crossing, expressed concerns about the impact of safety and property value on nearby homes. Beau Wilkshire, a Poplarville Chamber of Commerce board member, supported the rezoning, citing potential benefits such as increased tax revenue and job opportunities for the city and schools.

Several residents, including Ann Lestell, Chad Ingram, Jill Smith, and Levi Mitchell, opposed the rezoning, arguing that those in favor do not reside in the affected area and that residents would face daily inconveniences.

Donald Hart from the Board of Supervisors highlighted the potential economic benefits of the development, noting the need for more business interest in the area and the importance of new revenue sources for the city and schools. He praised Economic Director Lindsay Ward for her efforts in attracting businesses and shared his personal experience with truck stops.

County Administrator Adrian Lumpkin addressed concerns about tax breaks, stating that the proposed truck stop would not receive any. He noted that the current Love facility contributes significantly in taxes, and the proposed development would not be comparable.

Caleb Magee provided information on alternative land for purchase north at Exit 29, suggesting it as a possible location for the project. Economic Director Lindsay Ward acknowledged the importance of community input in locating the development and appreciated Magee’s contribution.

Developers Allan Eager and Tome Jones attended but did not speak; they plan to address the commission at a future meeting.
